1. What areas do you serve?
All of Miami-Dade, Broward, and Palm Beach Counties.

2. How far in advance do I need to schedule an inspection?
Many contracts have a strict time limit for inspections so we try to accommodate your schedule. However, it is best to schedule your inspection two or more days in advance, and allow one day for the report to be emailed back to you.

3. Should I be there for an inspection?
We encourage buyers and their realtor to be at the inspection, so we can explain any problems of note. It can often be helpful if the sellers and their realtor are also there, so all parties have the same understanding of an important issue.

4. Who gets the report and how?
We email reports directly to the buyers. The buyer chooses whether to forward the report to their realtor and real estate attorney. Sellers may ask to see the report, but the report is in the control of the buyer. We do not share the information with third parties.

5. How do I pay for an inspection?
Personal or business check made out to “Catalina Inspections.” We will tell you in advance how much the inspection(s) will be.

6. What are your fees?
They vary with the size and complexity of the building to be evaluated, but in general you can expect to pay less than you would for a large firm with less experienced inspectors. We do not have a large staff or large overhead, and that is reflected in lower fees.

7. Are you as good as the large firms?
Better! We don’t do a volume business. Instead, we are highly personal and you will be dealing with “the boss” instead of inexperienced staff inspector.
